Commercial roofing is when a contractor is called to repair or install a roof on a place of business or a residential property. Storms cause tree branches to fall and sometimes those branches land on buildings and break the roof. Roofs wear out over time and start leaking and sometimes even fall in. Shingles break and the supporting plywood rots. Eventually you have to get the roof fixed or replaced. Not all handymen are comfortable getting on a roof, especially a 12/12 pitch roof. People usually call a contractor when their insurance company is informed of damage to the house and the homeowner needs an estimate on what the repairs will cost. Estimates are usually free, depending on the company, and take very little of your time.
New Roof Installation
Getting a roof completely replaced can be costly but it pays off over time. Roofs can last ten to fifteen years at a minimum. Contractors have several workers that take the old roof off, replace any rotted or rotting plywood, and put the new roofing on. The process can be over in a matter of days. Commercial roofing companies also install roofs on new homes and business buildings, like grocery stores and office buildings. They work with a variety of roofing materials and what they use depends on the building they’re working on. For instance, on a house, sheds, and some apartment complexes they would use asphalt shingles, clay shingles, tile shingles, metal roofing, slate shingles, or wooden shakes. For a building with a flat roof, like an office building or a grocery store, they would use hot mop roofing which is where they essentially spread tar all over the flat surface of the roof.
To prevent replacing the whole roof, you can repair the parts that need fixing. For instance, if one little section of the roof needs replacing then you can match the color of the shingles pretty closely with the variety of colors available. It might not be exact but it’ll be less noticeable than getting the original color. The contractor would simply remove the shingles in the problem area, replace any rotted or rotting plywood, cover the area with tar or tar paper, and put the new shingles in place. A good contractor can make it look seamless with the exception of any differences in color in the shingles. On office buildings with a hot mopped roof, the contractor would scrape up the old tar in the problem area and replace it with new tar.
There are ways to protect your roof and make it last longer once you’ve fixed or replaced it. Commercial roofing companies use products that prolong your roof’s lifespan. Tar paper is usually laid underneath the shingles to protect the plywood from any rain the somehow makes it through the thick layer of shingles. Roofing silicon is spread around areas like the chimney, air vents, and plumbing vents to prevent any leaking from that area into your ceiling, which can cause more damage that can also get expensive.
